Moving, and a house you need to deal with

Selling when you have to be somewhere else, and how to avoid carrying two housing costs at once.

A job start date, a family situation, or a move abroad can set a deadline that a normal sale does not respect. The risk is ending up paying for two places at once, or leaving a house empty behind you.

If your timeline is flexible by even a month or two, that changes the calculation, so it is worth being honest with yourself about how fixed the date really is.

What tends to be difficult

Two housing costs at once

A mortgage here and rent somewhere else is the expense that turns a manageable move into a stressful one.

Selling from a distance

Coordinating repairs, showings and inspections from another state or another country is difficult and often means paying someone to be your eyes.

An empty house is a liability

Vacant properties are more exposed to weather damage, break-ins and insurance restrictions.

A deal can fall through at the worst moment

A buyer whose financing collapses two weeks before your move date leaves you starting over with no time left.

Your options

Most of these do not involve selling to us, and several of them cost you nothing to explore.

Rent it out

If you do not need the equity now, renting with a property manager keeps the asset and covers the costs. Many people move and keep the house.

List it before you go

If you have two or three months, a normal listing will usually get you more money. An agent can handle most of it once you have left.

Ask your employer about relocation help

Some employers cover home sale assistance or a buy-out program. It is worth asking before you assume you are on your own.

How a direct sale would work here

You pick the closing date. If you need to close before you leave, or two months after, we work to your date rather than ours.

No showings, no repairs, no cleaning, and no staging, which matters when you are already packing.

We can handle a remote closing through the title company, so you do not have to fly back to sign.

Tell us about the property

No obligation, and nothing here commits you to selling.

Step 1 of 3 — About the property

  1. About the property (current)
  2. Its condition and your timeline
  3. How we reach you

We are working in Washington, DC and Maryland.
