How it works
Step 1: Tell us about the property
The address and a rough sense of its condition is enough to start. You do not need documents, photographs, or a tidy house.
Step 2: We look at it and we talk
We review recent sales nearby and what the property is likely to need. Usually there is one visit, arranged when it suits you.
Step 3: You receive a written offer, with no obligation
In writing, with the figures behind it explained. You can take it to an agent or an attorney for a second opinion. Saying no costs you nothing.
Step 4: You choose the closing date
Closing happens at an independent title company or closing attorney. Anything owed against the property is paid from the proceeds.
What you will not pay for
No agent commission
We are not agents and we do not charge one. There is no listing fee and no buyer's agent commission for you to fund.
No repairs
We buy the house in the condition it is in. Nothing needs fixing first, and we do not come back after an inspection asking for credits.
No cleaning or clearing out
Leave behind whatever you do not want. Furniture, belongings, a full basement — none of it is a problem.
No showings
No open house, no sign in the yard, no stream of strangers through your home.
A sale still has closing costs, and some of them are customarily paid by the seller. They are set out in the contract, and the title company gives you a settlement statement showing every line before you sign anything.
Something you should know up front
We are real estate investors, not agents, and we are the other party to the transaction rather than your representative. We or one of our investor partners may purchase your home, and we may assign our purchase contract to another buyer. If we intend to do that, it is disclosed to you in writing before you sign, and the price and terms you agreed do not change.

- Sometimes, and sometimes not. We or one of our investor partners may purchase your home. We may also assign our purchase contract to another buyer, who then completes the purchase in our place.
- Do I pay any fees?

- How do you determine your offer?
- We start from what comparable homes in the same area have recently sold for in good condition, then subtract what we expect the repairs to cost, the costs of holding and reselling the property, and a margin for the risk we take on.
