When you submit a form on this website, we collect:

• your name, phone number and email address;
• the address of the property and what you tell us about its condition, occupancy, your reasons for selling and your timeline;
• anything else you choose to write in the notes field;
• whether you ticked the box consenting to calls and texts, the exact wording shown to you, and the version of that wording;
• technical details attached to the submission: the date and time, the page you submitted from, any campaign code in the link you followed, your browser’s user agent string, and the IP address the submission came from.

We collect the consent record and the technical details so that we can show, later, exactly what you were shown and what you agreed to.

We use your information to respond to your inquiry, to evaluate the property, to prepare and discuss an offer, and to carry out a transaction if you decide to proceed. If you ticked the consent box, we also use your phone number to call and text you about that inquiry.

We do not sell your personal information, and we do not use it for advertising.

We do not sell, rent, or share mobile phone numbers or SMS opt-in data with third parties for their marketing purposes. Consent to receive text messages is never shared with anyone for that purpose.

Consent to receive calls and texts is optional and is not a condition of any sale or purchase. You can withdraw it at any time by replying STOP to a text, or by telling us. See our SMS Terms.

We use service providers to run this website and to handle inquiries. They only process information on our instructions:

• our website host, which serves these pages;
• Google, which stores submitted form data in a spreadsheet and sends us a notification email;
• Cloudflare, whose Turnstile service checks that form submissions come from a person rather than an automated script.

If a transaction goes ahead, information is shared with the title company or closing attorney handling it, and, where we assign the purchase contract, with the assignee buyer. We may also disclose information where the law requires it.
